    TENANTS INFORMATION - Relevant letting fees and tenant protection information.

    APPLICATION PROCESS
    After viewing a property and deciding to apply to rent it you will be required to provide personal and financial details, ranging from name and address to occupation and salary. We will also be required to obtain employer and landlord/agent reference. The process seeks to establish that in all respects you would be a suitable match for the property.

    TENANTS CONTENTS INSURANCE
    Landlords are obliged to insure the building and any fixtures and fittings but it is the tenant's responsibility to insure the contents and their personal possessions. We can suggest insurers who will offer such cover if required.
    As well as paying the rent, you may also be required to make the following permitted payments.

    FEES (tenancies entered into after 1st June 2019.)

    PERMITTED PAYMENTS
    Before the tenancy starts (payable to Mannleys 'the Agent')
    Holding Deposit: 1 week's rent.
    Deposit: Equal to either one months rent, or 5 weeks rent.
    During the tenancy (payable to the Agent)
    For English properties:
    Payment of £60.00 (including VAT) if you want to change the tenancy agreement
    Payment of interest for the late payment of rent at a rate of 3%
    Payment of £25.00 for the reasonably incurred costs for the loss of keys/security devices
    Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
    Any other permitted payments, not included above, under the relevant legislation including contractual damages.

    TENANT PROTECTION
    Mannleys are members of Propertymark Client Money Protection Scheme, which is a client money protection scheme, and also a member of The Property Ombudsman and which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.
